After touring your home together, I'll return to my office and prepare a comparative market analysis (CMA) and pricing strategy. Your home's distinct features matter, and that's why I rarely price at our first appointment. When you're ready, I'll come back to your home and we'll determine the right listing price and marketing plan to achieve your goals.

Here's where you'll "CROP", aka clean, replace, organize and pack, in prep for your upcoming media day and showings. Behind the scenes, I'm scheduling your photo, video and floorplan appointments as well as putting together all of your marketing collateral and advertising campaigns.

Home Prep, Staging & Marketing

We've prepared your home for optimal interest and maximum exposure; this is the time where that preparation "works" for us. Your home is placed in the MLS, your marketing plan is launched and buyer home showings begin. You'll never have to reach out as I follow up weekly with a video update of your home's listing progress as well as periodically when time-sensitive activity occurs.

It may take a few offers or rounds of negotiation, but once you and a buyer agree to terms, contracts are signed and we enter attorney review. The New Jersey real estate contract provides all parties a 3 business day period to consult and review with an attorney. Typically, attorneys for both you and the buyer have additional changes to the contract to further protect their respective clients.

We're now in the phase where the buyer acts on your negotiated terms. They'll make your deposit, finalize the lending application for processing, order an appraisal, and hold any home inspections you're agreed to. You'll work alongside your attorney to negotiate any inspection issues with the buyer. You'll also conduct any inspections and obtain any certifications to satisfy your township's occupancy transfer requirements.

We're almost there! The heavy lifting is done but it's time to finalize a few things before we can close. It's time to pack up and move out of your home in preparation for closing day and the buyer's final walk-through. You'll also review the final closing statement (aka ALTA) for accuracy, sign your closing docs and confirm where you'd like your proceeds to be mailed or transferred to.

It's closing day! We have worked hard to get to this moment and now, it's time to pass the keys to the new owners. After the buyers sign their mortgage and closing docs, the property formally transfers ownership from you to the buyer. Funds are also transferred at this time from the mortgage company to you in accordance with your ALTA statement.
