START HERE! The first time we meet shouldn't be on a home tour; rather in my office or at a café. Together we'll discuss the type of home you're looking for and your wish list of features/amenities. We'll also review your financing and go through the home buying process to give you a basic working knowledge of where we're heading!

From buying your first home, selling and buying simultaneously, or even adding a vacation home or rental property to your investment portfolio- Homes by HTR provides you advisement, resources, and support throughout your lifetime of real estate journeys.

Getting your financing secured is vital to your success in buying a home. It's hard to know you're price point if you don't know what you're qualified for. And there's nothing worse than touring a home that you can't afford. FYI, most lenders need pay stubs, W2s and bank statements to process your mortgage application, so have them handy!

While it might seem overwhelming at first thought, remember that we're in this together. I'll go through each element with you, share insights on the property and the seller's needs to help you determine the best contract offering to present.

It may take a few offers or rounds of negotiation, but once you and the seller agree to terms, contracts are signed and we enter attorney review. The New Jersey real estate contract provides all parties a 3 business day period to consult and review with an attorney. Typically, attorneys for both you and the seller have additional changes to the contract to further protect their respective clients. 

CONTRACT ACCEPTANCE & ATTORNEY REVIEW

We're now in the phase where you act on your negotiated terms. You'll make your deposit, finalize your lending application for processing, order an appraisal, and hold any home inspections you're entitled to. You'll also work alongside your attorney to negotiate any inspection issues with the seller. Behind the scenes your team is working on your title search and mortgage commitment.

We're almost there! The heavy lifting is done but it's time to finalize a few things before we can close. It's time to get your insurance in place! You'll also review and sign your lender's closing disclosure at least 3 days prior to closing, review the final closing costs statement (aka ALTA), receive "Clear To Close" get your certified check from the bank and together, we conduct your final walk-through.

It's closing day! This is when you sign your life away... Just kidding, it's just whole lot of documents to review and sign. This formally transfers ownership from the seller to you! Funds are also transferred from the mortgage company to the seller. Finally... the keys, and home, are all yours!
